Nationally, the data says fall is a step down for sellers. Per The Close's 2026 seasonal breakdown, homes listed in September and October sit for a median of 51 days, longer than summer, with softer prices and fewer buyers. If you're planning to list in Monroe or Lawrence County this fall, it's worth knowing that local numbers aren't following that script.

The national pattern is real, just not universal. Fewer buyers are shopping once school starts and the holidays approach, so homes that would have sold in three weeks in June can take seven or eight weeks in October. Inventory also thins out nationally as sellers who miss the summer window often just wait until spring.
Locally, days on market has been running well below the national fall average all year. Monroe County's median days on market sat at 33 through the most recent MLS export on file, and Bedford and Springville's sat at 41, both closer to a normal spring pace than a fall slowdown. •Monroe County: median sale price $356,750 year to date, homes selling at about 97.4% of original asking price.
•Bedford and Springville: median sale price $239,900 year to date, homes selling at about 97.2% of original asking price.
This fits the pattern covered in softer prices, tougher negotiations: the market has cooled from last year's pace, but it's a recalibration, not a crash. Well-priced homes are still moving close to asking.
Mortgage rates have held fairly steady through the summer. As of Freddie Mac's PMMS survey for the week of August 13, 2026, the 30-year fixed averaged 6.67% and the 15-year fixed averaged 5.96%, both essentially flat from the prior week. Steady rates tend to keep buyers in the market instead of pulling them out, which helps explain why local days on market haven't followed the national fall pattern.
If your home is priced to the current market, and buyers here are still active, fall isn't the dead zone the national numbers suggest. Where it gets harder is if a home is priced for last year's market. Buyers are more selective than they were twelve months ago, and an overpriced listing will sit regardless of the season.
Nationally, fall listings tend to take longer and sell for less than summer listings. Locally in Monroe and Lawrence County, days on market has stayed closer to a spring pace through this year's data.
