Each month I pull the numbers for Monroe County and tell you what they say, without the spin. July’s market check showed a market finding its footing, and now, with seven months of 2026 on the books, the picture has sharpened. Based on the most recent Indiana Regional MLS data, here is where things stand.
How Many Homes Have Sold in Monroe County This Year?
Just over 775 single-family homes have closed in Monroe County since January 1. The median sale price for the year sits at $356,750. The typical sale took 29 days to go under contract, and sellers received about 97 percent of their original asking price.
The monthly rhythm matters as much as the totals. Closings built through spring, peaked in May and June at more than 150 per month, and eased to 110 in July. Homes that sold in May and June typically went under contract in about three weeks. That is not a stalled market. That is a market with a working pulse.
What Is the Gap Between Asking Prices and Sale Prices?
Here is the number I want every Monroe County seller to sit with. There are a little over 400 active listings on the market right now, and their median asking price is $409,000. Meanwhile, the median home that sold this year closed at $356,750. The homes that are sitting, with a median of 65 days on market and counting, are largely the ones priced above where buyers are closing.
About 100 more homes are already under contract, and their median list price is around $356,000, almost exactly where the sold median sits. Buyers in this market are not boycotting. They are choosing. I covered the negotiating side of this in softer prices, tougher negotiations, and the pattern has only firmed up since: well-priced homes move in about a month, and overpriced homes fund the well-priced ones’ comps.
Are Home Values in Bloomington Falling?
No. July’s closings came in with a median near $397,000, well above the yearly median, but that reflects which homes happened to close that month rather than a sudden jump in values. Mix moves monthly medians around. The steadier gauge, the FHFA house price index for the Bloomington metro area, showed values up 2.6 percent year over year as of the first quarter of 2026, per Federal Reserve economic data. Modest, real appreciation. Not 2021, and not a decline either.
What Does This Mean If You Are Selling?
Price to 2026, not to 2022, and not to your neighbor’s active listing that has been sitting since May. The data is blunt about what works: homes priced where buyers are closing go under contract in about 29 days at roughly 97 percent of asking. Homes priced at hope instead of comps join the 65-days-and-counting group, and they usually take a price cut on the way to selling anyway.
What Does This Mean If You Are Buying?
More than 400 active listings is real selection, the most useful buyer condition this market has offered in years. Mortgage rates averaged 6.66 percent on a 30-year fixed as of July 30, per Freddie Mac’s weekly survey, so financing readiness matters more than ever. If you have not sorted out your financing letter yet, read my piece on pre-qualification versus pre-approval from yesterday. In a market where sellers are comparing offers carefully, the verified letter is the one that counts.
The Bottom Line
Monroe County in August 2026 is a functioning, honest market. Sellers who respect the data are getting sold signs in a month. Buyers finally have inventory to choose from. The only people having a hard time are the ones pricing against a market that ended two years ago.
