If you are watching mortgage rates before deciding whether to buy or sell in Bloomington or Bedford, you are not alone. Rates spiked back in May of this year, and every Thursday since has brought a new number. It is easy to feel like you are chasing something that keeps moving.

According to Freddie Mac's Primary Mortgage Market Survey, the 30-year fixed-rate mortgage averaged 6.66% for the week of July 30, 2026, up from 6.58% the week before. The 15-year fixed sits at 6.04%. Freddie Mac releases new numbers every Thursday at noon Eastern, so if you are reading this later in the day, the current figure on Freddie Mac's site may have already moved again.
Here is what that rate means in real dollars on a $350,000 loan, which is close to the current Monroe County median.

A little more than a point of movement is roughly $230 a month on a typical loan here. That is real money, but it is not the whole story either.
Rates and prices tend to move against each other. If rates fall in a meaningful way, expect more buyers back in the market and more competition on price, which is part of why our own August market check still shows homes selling in under a month even with rates where they are. There is no version of this where everything gets easier at the same time.
If a monthly payment works for you today on a home that fits what you actually need, that is worth a real conversation, not just watching a number in the news.
The buyers still shopping at a 6.66% rate are the ones who ran their numbers and decided they can move forward anyway. Monroe County's median sale price sits at $356,750 with homes going under contract in about 29 days and sellers landing close to 95 percent of asking, based on the most recent Indiana Regional MLS data. Buyers at today's rates are still qualified, still motivated, and still writing offers on homes priced correctly from day one.
If you are getting ready to buy, getting your pre-approval lined up before you start touring tells us your real number and tells the seller you are serious, whatever the rate happens to be that week.
Is 6.66% a high mortgage rate historically? Not by the longer historical record, though it feels high compared to the near-3% rates from 2021. Rates in the 6 to 7 percent range were common through much of the 1990s and 2000s.
Will mortgage rates come down before the end of 2026? No one can say for certain. Rates respond to inflation data, Federal Reserve policy, and bond market movement, and they can shift within a matter of weeks. I would rather help you plan around today's number than have you wait on a guess.
Should I lock my rate now or wait? That decision belongs with your lender, since it depends on your specific loan and timeline. What I can tell you is that a pre-approval today shows you your real number and does not lock you into buying before you are ready.
