Spring is here!
The Spring Real Estate Market is thriving, and we are seeing a significant increase in demand for homes in Voorhees, especially from millennials.
In fact, the current absorption rate in our area is only 3 months, which means that if no more homes come on the market, we will only be able to sustain the current demand for up to 3 months.
This is great news for anyone considering selling their home, as the high demand can lead to a boost in your bottom line.
If you are thinking about selling your home, now is the perfect time to do so. To get started, it's essential to focus on your curb appeal, which can significantly impact the value of your property. That's why we've put together a helpful checklist to help you get started.
Friendly reminder: Before you make a repair, be sure to check with a real estate agent to make sure it is worth your return on investment. Feel free to Book A Call with me if you have any questions or want a free consultation!

No. IU Health Bloomington Hospital sits on Bloomington's east side at 2651 E Discovery Parkway, and Ellettsville is about a 14-minute drive away, roughly 8.5 miles by State Road 46. Spencer, Nashville and Bedford are all within about 35 minutes. Those are Google Maps times I checked on October 11, 2026, so treat them as a starting point, not a promise.
Lesa Miller is a REALTOR® and broker in Bloomington, Indiana, who helps people relocating to Monroe County and the surrounding towns find a home that fits their commute. Here is how the drive looks from the places people ask me about most.
Google Maps drive times to IU Health Bloomington Hospital, 2651 E Discovery Pkwy, checked Sunday, October 11, 2026, in light evening traffic:
Downtown Bloomington: about 8 minutes, 2.6 miles
Ellettsville: about 14 minutes, 8.5 miles, by State Road 46
Spencer: about 26 minutes, 17.6 miles, by State Road 46
Nashville: about 28 minutes, 18 miles, by State Road 46
Bedford: about 34 minutes, 29 miles, by State Road 37
Weekday traffic, school traffic and weather can all add time, so check the drive from the exact address you're considering.
Ellettsville is the closest town on this list, and State Road 46 runs from Ellettsville into Bloomington, so the route is simple. It's still in Monroe County, with its own town center, and buyers often tell me they like getting a little more house or yard for their budget. My post Why Buyers Priced Out of Bloomington Keep Landing in Ellettsville walks through that trade-off, and Should You Move to Ellettsville Indiana If You Want to Be Near Bloomington? covers what day-to-day life there looks like.
Each one is a different county, which matters more than people expect:
Spencer is in Owen County, west of Ellettsville on State Road 46.
Nashville is in Brown County, east of Bloomington on State Road 46.
Bedford is in Lawrence County, south of Bloomington by State Road 37.
A different county can mean different property tax rates, different utilities and different services. Before you fall for a house, look at what it costs to own in that county, not just what it costs to buy.
In my experience, three things:
Your shift. Hospital shifts often start early or end late. Drive the route at the hour you'll actually travel, not at noon on a Saturday.
Your exact street. A home on the east side of Ellettsville can be a few minutes closer than one on the west side. The same is true in every town on this list.
The season. Two-lane stretches are slower in snow, ice and fog. If you're moving from somewhere without winter, give yourself a cushion.
The commute is one piece. These are the questions I'd look at with any relocation buyer:
Internet service at the specific address, especially in rural areas
How the road is maintained in winter
Distance to groceries, a pharmacy and your other regular stops
The full monthly cost: taxes, insurance, utilities and any HOA dues
Whether the home is on city water and sewer, a well or a septic system
If you're new to the area, my post The Bloomington Economy Most Relocating Buyers Don't Know About gives a wider picture of who works here and why people move here.
Yes. Many relocation buyers start with video tours and a list of addresses, then drive the commute on a visit before making an offer. Getting pre-approved by a lender first tells you what you can spend, so the homes you tour are ones that fit. I'm glad to send you drive times from any address you're considering.
