Spring is here!
The Spring Real Estate Market is thriving, and we are seeing a significant increase in demand for homes in Voorhees, especially from millennials.
In fact, the current absorption rate in our area is only 3 months, which means that if no more homes come on the market, we will only be able to sustain the current demand for up to 3 months.
This is great news for anyone considering selling their home, as the high demand can lead to a boost in your bottom line.
If you are thinking about selling your home, now is the perfect time to do so. To get started, it's essential to focus on your curb appeal, which can significantly impact the value of your property. That's why we've put together a helpful checklist to help you get started.
Friendly reminder: Before you make a repair, be sure to check with a real estate agent to make sure it is worth your return on investment. Feel free to Book A Call with me if you have any questions or want a free consultation!

No. You don't have to empty a parent's house before you list it or sell it. Many inherited homes sell with furniture and belongings still inside. What matters is that the purchase agreement spells out what stays, what goes and who removes it before closing. Before anyone rents a dumpster, there are a few things to do first.
Lesa Miller is a REALTOR® and broker in Bloomington, Indiana, who helps families in Bloomington, Bedford, Ellettsville, Martinsville and the surrounding towns sell inherited homes. Here's how I'd approach the house and everything in it.
Look for papers first. Wills, deeds, insurance policies, bank and retirement statements, car titles and tax records can turn up in drawers, closets and boxes. Set aside anything that looks important and give it to whoever is handling the estate.
Then let family choose what they want to keep. Photos, heirlooms and items with sentimental value are much easier to sort before anything leaves the house.
That depends on how the estate is handled. If the estate is open in probate, the personal representative usually decides, with the estate attorney's guidance. If there's no probate, the heirs typically decide together. If you're not sure who has the authority, ask the estate attorney before you sell, donate or discard anything of value. My post Does an Inherited House Go Through Probate in Indiana? explains how that question usually gets answered.
Yes. Some families sell as-is with the contents, especially when they live out of town or the cleanup is more than they can take on. Other families clear the house first. Here's how I think about the choice:
Selling with the contents saves time and work. Be clear in the purchase agreement about what's included and who is responsible for removing anything left behind.
Clearing the house first usually helps it show better to buyers who plan to live there, and it lets them picture their own things in the rooms.
A middle path works for a lot of families: family takes what they want, an estate sale or donations handle much of the rest, and the remainder is hauled away before listing.
A market analysis can help you decide. It shows what the house is likely to bring as it sits compared with cleared out, so you can weigh the work against the price.
It varies with the size of the house and how much is in it, so plan for more time than you expect. If the house will sit empty for a while, keep the utilities on and have someone check on it. How Do You Winterize a Vacant Inherited House in Indiana? covers that.
For the bigger picture, Selling an Inherited Home in Bloomington, Indiana: What to Expect walks through the steps, and What Do You Do With Everything When You Downsize? has more on sorting a lifetime of belongings.
Do you have to empty a house before you sell it?
No. A house can be listed and sold with belongings inside. The purchase agreement should say what stays and who removes anything left before closing.
What should you look for before cleaning out a parent's house?
Important papers such as wills, deeds, insurance policies, financial statements, titles and tax records, plus anything family members want to keep.
Who decides what happens to a parent's belongings?
If the estate is in probate, the personal representative usually does, with the estate attorney's guidance. If there's no probate, the heirs typically decide together.
